But drive ten minutes north and you're in Kleinburg, where million-dollar estate homes sit on acre lots next to the McMichael Canadian Art Collection. That range — urban core to horse country — is what makes Vaughan real estate so interesting.
Woodbridge is the heart of Vaughan's Italian-Canadian community, centred along Woodbridge Avenue with bakeries, trattorias, and the annual Woodbridge Fair. Maple has evolved from a quiet village into one of the city's most sought-after family neighbourhoods, with excellent schools like Maple High School and the Major Mackenzie corridor offering newer townhomes. Concord is the commercial engine — warehouses and light industrial along Highway 7 — but residential pockets near Concord GO offer surprising value. Kleinburg and the Nashville area remain the top of the market: estate properties starting at $2M and climbing to $5M+ for properties with acreage.
Homes for sale in Vaughan span a wide range. Entry-level condos at VMC start around $500K. Townhomes in Vellore and Patterson run $900K-$1.2M. Detached homes in Woodbridge and Maple average $1.5-2M, while Kleinburg estates command premium pricing. The Italian community here drives a distinct housing preference — large kitchens, finished basements with separate entrances, and landscaped yards are standard expectations, not upgrades.
With the subway already operational, the 407 Transitway in planning, and the massive Cortellucci Vaughan Hospital now open on Major Mackenzie, Vaughan's infrastructure is catching up to its growth.
