How Ontario Land Transfer Tax Works

Ontario land transfer tax (LTT) is a provincial tax payable on the closing date of any real estate purchase in Ontario. It applies to all purchasers — both residential and commercial — and is calculated on the purchase price (or “value of consideration”) of the property.

The Ontario LTT uses a tiered bracket structure. Each bracket applies only to the portion of the purchase price within that range:

Toronto Municipal Land Transfer Tax

Properties located within the City of Toronto are subject to an additional Toronto Municipal Land Transfer Tax (MLTT) on top of the provincial LTT. This effectively doubles the land transfer tax burden for Toronto buyers, making it one of the highest transaction costs in the country.

The Toronto MLTT uses the same tiered structure as the provincial LTT. Properties in York Region (Markham, Richmond Hill, Vaughan, Aurora, etc.) and Durham Region (Pickering, Ajax, Whitby, Oshawa, etc.) are not subject to the Toronto MLTT — only provincial LTT applies.

First-Time Home Buyer Rebates

The Ontario government and the City of Toronto each offer a land transfer tax rebate for eligible first-time home buyers:

  • Ontario Rebate:Up to $4,000 — available on any property purchase in Ontario. For homes priced under $368,000, the rebate covers the full provincial LTT.
  • Toronto Rebate:Up to $4,475 — available on Toronto properties in addition to the Ontario rebate. The combined maximum rebate for a Toronto purchase is $8,475.

To qualify as a first-time home buyer, you must be a Canadian citizen or permanent resident, at least 18 years of age, and you (and your spouse/partner) must never have owned a home anywhere in the world.
