Georgina is York Region's lake town — and the only municipality in the region where you can wake up, walk to the water, and watch the sun rise over Lake Simcoe from your own dock. Keswick is the main population centre, a growing town with new subdivisions spreading along Woodbine Avenue and The Queensway, a Sobeys, a Canadian Tire, and a high school (Keswick High School) that produces a disproportionate number of hockey players. Sutton, further east on the Black River, is quieter and more established, with a downtown strip that caters to cottagers and locals in equal measure. Jackson's Point, at the end of Dalton Road, is the premium lakefront pocket — historic cottages turned into year-round homes, and some of the best sunset views on the lake.
The housing stock in Georgina is genuinely diverse. In Keswick, new subdivisions south of Ravenshoe Road offer detached homes in the $800K-$1M range — try finding that anywhere else in York Region. Older bungalows and side-splits along Simcoe Avenue and Metro Road North provide renovation opportunities in the $600-700K range. Waterfront properties are the prize: a home directly on Lake Simcoe in Keswick or Jackson's Point runs $1.2-2.5M depending on frontage, lot depth, and whether the boathouse survived the last ice storm.
Georgina real estate is the most affordable entry to York Region, period. The trade-off is the commute — Highway 404 doesn't extend all the way yet, so you're looking at a 45-minute drive to Newmarket and over an hour to Toronto in rush hour. But for buyers who work remotely, run their own business, or simply value lakeside living over commute time, the math works brilliantly.
The planned Highway 404 extension north through East Gwillimbury into Georgina would be transformational. Even without it, the ice fishing season, Georgina Island, and the ROC (Recreational Outdoor Campus) on Lake Drive make this a four-season destination. Homes for sale in Georgina offer a lifestyle that money can't buy in the rest of the GTA.
