Whitby homes for sale offer the best balance of price and lifestyle in Durham Region. Detached homes average $1.0-$1.3M, with Brooklin new builds slightly above that and south Whitby established homes slightly below. Townhomes cluster around $700-850K. The buyer profile is classic: two-income families in their 30s and 40s, often one spouse commuting to Toronto via Whitby GO and the other working locally in healthcare, education, or government.
The Highway 407 East extension has already improved connectivity, and GO Transit expansion along the Lakeshore East line continues to shorten commute times. Whitby real estate benefits from being big enough to have everything you need locally — hospital, shopping, entertainment — without the sprawl-related growing pains of Oshawa or the density of Pickering.
