Why Ajax
Living in Ajax
Ajax punches above its weight. For a city of 126,000, it has waterfront access that rivals much more expensive lakeside communities, GO Transit service that gets you to Union Station in 40 minutes, and a cultural diversity that makes the restaurant scene legitimately interesting — from jerk chicken on Harwood Avenue to pho on Kingston Road to shawarma near Westney Heights. The Ajax Waterfront is the crown jewel: a boardwalk stretching along Lake Ontario with splash pads, a skate park, Rotary Park, and summer concert series that pack the pavilion.
For buyers, Ajax breaks into clear neighbourhood tiers. South Ajax — between the lake and Highway 401, centred around Bayly Street — is the most desirable area, with established homes on larger lots, easy access to the waterfront trail, and proximity to Notre Dame Catholic Secondary School, one of the highest-rated schools in Durham. Central Ajax around the Ajax GO station and Harwood corridor is the commuter sweet spot: townhomes and semis in the $700-900K range with a 5-minute walk to the train. North Ajax, above Rossland Road toward Taunton, is where most new development is happening — builder-fresh detached homes in subdivisions that are still filling in.
Ajax real estate sits in a pricing sweet spot for Durham Region. Detached homes average $950K-$1.2M — substantially less than Pickering (which benefits from TTC proximity) and within reach for families upgrading from a Toronto condo. Townhomes start around $650K, and there's a growing condo market near the GO station. The buyer profile here skews young families and healthcare workers commuting to Rouge Valley Ajax-Pickering Hospital or Scarborough Health Network.
The Durham-Scarborough Bus Rapid Transit project along Highway 2 will improve east-west connectivity, and Ajax's waterfront revitalization continues with new parkland. Homes for sale in Ajax offer what increasingly rare in the GTA: lakefront living at a price that doesn't require a lottery win.
