Aurora is old money York Region. It's the kind of town where the houses have names, the private schools have waiting lists, and the tree canopy is so thick that entire streets disappear in summer. St. Andrew's College and Country Day School anchor the town's reputation as an education destination — families move here specifically for those schools, and the public options like Aurora High School and Cardinal Carter aren't far behind. The Aurora Cultural Centre hosts concerts, art exhibits, and film screenings in a restored 1886 schoolhouse that somehow never feels pretentious.

The town is compact enough that neighbourhood distinctions are subtle but real. The southeast quadrant — between Yonge and Bayview, south of Wellington — is Aurora's most prestigious area: mature estates on large lots, many backing onto Stronach Aurora Recreation Complex or St. Andrew's Valley Golf Club. Bayview-Wellington is the move-up sweet spot, with well-maintained detached homes from the 1990s and early 2000s in the $1.5-2M range. Northeast Aurora around the Magna Centre is where newer development has concentrated, offering family homes with modern layouts. The Industrial Parkway corridor has seen some townhome and mid-rise projects catering to downsizers leaving their Aurora estates but not wanting to leave Aurora.

Aurora real estate is not cheap — and residents will tell you it's worth every dollar. The average detached home sits around $1.6-1.9M, with estate properties along Kennedy Street and the Vandorf Sideroad well above $3M. Townhomes and semis are limited in inventory, which keeps even entry-level pricing above $900K. Buyers here tend to be professionals in their peak earning years, often upgrading from Newmarket or moving from midtown Toronto.

The Barrie GO line stops at Aurora station with reliable express service to Union. Highway 404 is minutes away. Buy a home in Aurora and you're buying into one of the most stable, appreciation-resistant markets in the GTA — values here don't spike, but they never crater either.
