East Gwillimbury is York Region's biggest bet — and the early buyers are going to look very smart in ten years. This municipality of 34,000 is approved for massive growth under the provincial growth plan, with the Green Lane corridor between Yonge Street and Leslie targeted for thousands of new homes, a mixed-use town centre, and employment lands. Right now, it still feels rural: Holland Landing has a quaint village centre on the shores of the Holland River, Mount Albert has a main street with a general store and a community arena, and Queensville is a hamlet surrounded by farmland slowly giving way to construction fencing.

Holland Landing is the most established community, with older bungalows and splits near the river and newer subdivisions branching out toward Green Lane. It's where most of East Gwillimbury's existing services are concentrated — schools, grocery, medical offices. Mount Albert, east along Mount Albert Road, has a loyal local following — families who moved there a decade ago for space and never looked back. The lots are bigger, the pace is slower, and the community events (think Mount Albert Community Centre pancake breakfasts) have actual character. Sharon, a small community along Leslie Street, is known for the Sharon Temple National Historic Site and some of the township's most unique heritage properties.

East Gwillimbury homes for sale represent York Region's last affordable frontier. Detached homes average $1.0-1.2M — for properties with double-car garages and real yards that would cost $1.8M in Markham. Townhomes from new builders are appearing in the low $700s. The catch is fewer amenities and longer commutes, but the East Gwillimbury GO station on the Barrie line mitigates that significantly.

The growth plan here is not speculative — it's provincially mandated. Green Lane and Queensville will see transformative development over the next decade. If you can tolerate a few years of construction dust, buying a home in East Gwillimbury now is arguably the highest-upside play in York Region real estate.
