Within Port Perry proper, you'll find Victorian-era homes along Queen Street and the surrounding residential streets, typically on generous town lots with mature gardens. These character homes run $800K-$1.2M and rarely last long on market — the inventory is finite and the demand from GTA refugees is steady. Newer subdivisions along Simcoe Street and Reach Street offer family homes in the $900K-$1.1M range with modern layouts and proximity to Port Perry High School. Outside of town, the options expand dramatically: waterfront properties on Lake Scugog, hobby farms along Island Road and Scugog Island, and rural acreages on concession roads that offer genuine seclusion.
Scugog Island itself is unique in the GTA — a large island accessible by causeway, with a mix of year-round homes, cottages, and agricultural land. Properties on the island range from modest cottages at $500K to lakefront estates above $1.5M. The island has a slower pace even than Port Perry, which is saying something.
