About This Property

If you have been waiting for a downtown asset with scale, flexibility, and real upside, this is the one for you! Zoned M2 and located in the heart of downtown, this high-visibility property offers approximately 10,835 sq ft above-grade plus unfinished basement space. The main floor is currently configured with 2 commercial kitchens, a full bar, dining areas, and expansive open zones. Multiple entrances support strategic reconfiguration, including the potential to divide the space into 3 micro commercial units, opening the door to diversified revenue streams and stronger long-term stability for tenants and ownership alike. The second floor includes 3 residential units, with potential to add a 4th unit on the main level, strengthening the overall income profile. The existing mixed-use layout provides opportunities for immediate revenue while leaving room to optimize and intensify over time. From a systems standpoint, the infrastructure is already in place to support commercial-scale operations. The building is well-equipped with 400amp service to the commercial space and 200amp to the residential units. It also includes an industrial water tank under 10 years old, a water filtration system, approximately 1.5 to 2-inch water feed, 2 grease traps, basement chillers for pop guns, and a bar keg setup. Fire safety measures are in place with a fire safety plan, suppression systems, interconnected fire pulls, and dedicated exits for each residential unit. Additionally, 7 on-site parking spaces plus ample nearby public parking further support commercial and residential use. To support the next stage of development or repositioning, the seller is open to a 3-year VTB. The rare combination of zoning, square footage, and central positioning creates multiple avenues for income today and development potential for tomorrow.
